The Atavus Approach to Construction
A Greenfield Investment is a form of direct investment where a parent company starts a new venture by constructing new operational facilities from the ground up. The term Greenfield was originally used in construction and development to reference land that has never been used where there was no need to demolish or rebuild any existing structures. However a Greenfield comes with two major risks:
- Demand Risk (Revenue Risk)
- Construction Risk
Showcase Entertainment has been designed by the Atavus Group to minimize these risk:
Demand Risk
Demand risk analysis is associated with the degree of utilization of the asset and therefore is based on an operation assessment. The asset utilization and market strategy of the Showcase as well as the projections of financial performance inherently address these demand risks in its’ business model. Selection of leading industry experts as laid out in the business plan will also help mitigate the demand risks.
Construction Risk
The best way to tackle the two main risks in construction is to focus more on Active Risk Management Measures rather than on Passive Risk Measures. Passive measures will only protect investors once the risk materializes, but will not prevent the risk from happening. A robust insurance package is the most widely used passive measure in risk management followed by cost overruns securities.
In addition to these passive measures Atavus Group management has decided to intensify its’ focus on active management measure to ensure a measurable reduction of risk in the construction phase of this project. Chief among these risk reduction measures are as follows:

Pooling expert experience in the development stage: preconstruction. Atavus Group has taken control of the project management aspect of the development and has hired the leading construction firm Woslee Construction Ltd as a Construction Management (CM) firm in the preconstruction design phase. This technique allows Atavus to:
- Start the design of the facility with the consultation and experience of the premier construction company in the country. (More on this below).
- Combine this with the 25 years of commercial real estate development experience of its’ Senior Shareholder, Dr. Werner Brummund; former CEO of Activa Group based in Ontario Canada. Dr. Brummund’s considerable experience at Activa has spanned the development of 5 major commercial projects, 4 condominium projects and 11 residential communities with thousands of homes in the Waterloo area of Canada. Dr. Brummund has since retired from active management of Activa and has relocated to the Bahamas but he maintains a controlling interest in the company. A selection of the Design-Build (DB) model over Design-Bid-Build (DBB) by engaging a Construction Manager at the initial design stage. Often the process of design is completed without the direct input from the parties most responsible for the construction of the facility; the General Contractor. This often creates conflict between design and execution during the construction stage. After an architect completes a design they deliver it to the various contractors for the bidding on construction. Cost varies largely from contractor to contractor and so does construction quality of new facilities. High quality Construction Companies are often in high demand and therefore demand a higher price for services. Furthermore, the bidding process is often inflated and companies rarely share details of subcontracts or material supply contracts. Construction management on the other hand allows the commissioning company to have full access to all sub contracts and material supply deal. Additionally, the benefit of an experience CM in the design stage and material selection process is incalculable. The overall effect is significant savings on construction cost and complete control over the budgeting process. Further savings may be realized when the Construction Manager is also hired as the General Contractor. Hence the guarantee of the job is preferred to the uncertainty of the bidding process. This allows the commissioning company to select the highest quality contractor and negotiate a less than market rate for contractor’s fee.

Hand selection of design and construction team is an additional measure of active risk management employed by Atavus. These members we selected are at the top of their respective fields and have proven experience in the local and international market. In lieu of selecting professionals through the bidding process, management has decided to simply bear the cost of the industry’s best practitioners to ensure their participation on the project.

Not only does the M2 product deliver the most energy efficient walls for HVAC system operations long-term, it also provides a 20% faster construction method. The final product is structurally stronger than traditional building block and is also significantly more fire resistant. When the inherent sound dampening features of the M2 product are factored in, the choice is further confirmed.

Design proceeds construction but has a direct impact on the efficiency of the final product as well as the post construction period of business operations. Therefore Atavus went outside of the country to select one of the world’s best cinema design experts in the person of Smith Obayawat from the award winning firm of Office of Bangkok Architects. His style of theatre layout and interior design is a stark difference to the traditional and often boring designs so popular in the Western Hemisphere. Mr. Obayawat’s designs are recognized the world over, for their innovation as well as the functionality. Most recently, his award winning designed was honored at the Cine Asia (Theater Owners Convention in Asia). For over 25 years Mr. Obayawat and Major Cineplex have partnered in what is now considered the pinnacle of Cinema Design. We are fortunate to have his genius on this project.
